Zoning. The word imparts fear in many a buyer and tenant. Granted, finding the perfect property with usable zoning can be a challenging prospect. But, sometimes the perfect property may require a zoning “exercise” of some degree.
I’ve had many experiences with zoning issues. Some were short, requiring just 120 days for approval, while others were extended three-year battles. Zoning is a necessary evil, often directing community growth in smart fashion.
One should also consider the “value-add” aspect of zoning, taking an inexpensive parcel through “up-zoning” and selling or developing its highest and best use and raking in the rewards.
